QUALIFICATIONS

1.PLEASE FILL OUT THE APPLICATION, ON THE APPLICATION ICON, COMPLETELY AND ACCURATELY AND HONESTLY. ALL INFORMATION IS INDEPENDENTLY VERIFIED.   PROVIDE PROOF OF INCOME AND PHOTO IDENTIFICATION. ID MUST SHOW ADDRESS AND BIRTHDATE.

2.PRIVACY STATEMENT: HOLZMANN & ASSOCIATES DOES NOT SHARE THE INFORMATION PROVIDED TO US BY APPLICANTS AND TENANTS WITH OUTSIDE SOURCES WITHOUT THE PERMISSION OF THE APPLICANT OR SUPONEA BY LEGAL AUTHORITIES.

3. VIEW UNITS THAT YOU ARE INTERESTED IN AND QUALIFY FOR. YOU MAY NOTIFY
MANAGEMENT OF ANY PRE-EXISTING CONDITIONS IN THE PROPERTY THAT YOU OBSERVE. YOU MAY ALSO RECEIVE COPIES IF ANY OUTSTANDING BUILDING CODE VIOLATIONS.

4.BEFORE TENDERING ANY SECURITY DEPOSIT, YOU HAVE THE RIGHT TO
VIEW A COPY OF OUR LEASE DOCUMENTS INCLUDING NON-STANDARD LEASE PROVISIONS AND A COPY OF THE PREVIOUS TENANT’S MOVE-OUT LETTER AND A LIST OF REPAIRS MADE TO THE UNIT.

5.          APPLICANT SCREENING CRITERIA REQUIRES US TO CHECK PREVIOUS LAND-
LORDS. PLEASE PROVIDE THE NECESSARY INFORMATION TO CONTACT THEM. IN ADDITION, WE INDEPENDENTLY VERIFY OWNERSHIP AND CONTACT NUMBERS THROUGHT THE CITY OF MILWAUKEE TREASURER AND DEPARTMENT OF NEIGHBORHOOD SERVICES.

6.CHARGES AND CONVICTION FOR ANY TYPE OF DRUG OFFENSE, VIOLENCE,
WEAPONS USE OR POSSESSION WHICH IS A THREAT TO RESIDENTS’ PEACEFUL ENJOYMENT OF THE PROPERTY ARE GROUNDS FOR DENIAL. PREVIOUS EVICTIONS, HISTORY OF NON-PAYMENT OF RENT, DAMAGES OR UTILITY BILLS OR DISRUPTIVE BEHAVIOR BY THE APPICANT, FAMILY OR GUESTS ARE GROUNDS FOR DENIAL.

7.WHOEVER HAVING OBTAINS TENANCY, AS DEFINED IN WIS STATUES 704.01(4) OF RESIDENTIAL PROPERTY THAT HE OR SHE IS ENTITLED TO OCCUPY,  AND  INTENTIONALLY ABSCOUNDS WITHOUT PAYING ALL CURRENT AND PAST RENT DUE IS GUILITY OF A CLASS A MISDEMEANOR.

8         ALL SINGLE FAMILY RESIDENCES REQUIRE THE TENANT TO PAY ALL SEWER, WATER, TRASH DISPOSAL AND RELATED CHARGES THAT APPEAR ON THE CITY OF MILWAUKEE SEWER AND WATER BILL.
